Damp, stains and structural soundness
Old leak stains, broken wall linings and lighting under the Victorian rental standards.
In short: A ceiling stain might be an old leak long since fixed, or a live one. A rental inspection needs to know which.
Structural soundness
The property must be structurally sound and weatherproof. Broken wall linings and signs of water coming in are both recorded.
Mould and damp
The property must be free from mould and damp caused by the building or its fixtures. We use a moisture meter where we see staining.
What we found
In an older Pakenham home: a water stain on the top of the ceiling from an earlier leak, and a wall lining broken away at a corner.
Lighting
Habitable rooms need natural light during the day and light fittings in rooms and corridors. A light that does not come on is recorded.
What to do
Find and fix any active leak, repair the lining and replace failed fittings, then have the property rechecked.
