Stormwater pipes full of debris

Blocked and broken stormwater, loose downpipes and condensate on the ground at Pakenham handovers.

Pakenham 3810 · 25 August 2026

In short: Stormwater is out of sight once the landscaping goes in. Handover is the time to look inside it.

What we look at

Every pit lid we can lift and every pipe end we can see. We look for debris, breaks and pipes that are not connected to anything.

What we found

On Pakenham handovers we have recorded construction debris inside drainage pipes, a broken stormwater pipe stuffed with rubbish, and PVC downpipe junctions left unsealed.

Condensate and downpipes

An air conditioner condensate line draining onto the ground beside the slab and downpipe fixings already rusting are both on our lists. Water at the slab edge is the problem in each case.

Why it matters

Blocked stormwater backs up in heavy rain and puts water against the slab edge, which is exactly where you do not want it in reactive ground.

What to ask for

Clean pipes, repaired breaks, sealed junctions and a condensate line taken to stormwater. Some builders provide a camera inspection record of the drains.

Does this affect the slab?

Water ponding at the slab edge can contribute to movement on reactive sites.

Should I wait until after landscaping?

No. Check before landscaping covers the pits.
