What our inspectors find in Pakenham homes
Most of our Pakenham work is the pre-handover inspection, and the findings follow a pattern. Outside, it is mortar gaps under brick sills, short rubber flashings, open roofing junctions and debris in stormwater. At frame, it is bearing: supports and studs not seated on their plates. In established homes, it is the roof space and the garden. Inside finishes come up too, but they are rarely what costs the most to fix later.
Handover: mortar gaps, flashings, cladding joints, stormwater debris.
Frame: beam and stud bearing, plate joints, bracing fixings.
Lock-up: missing window flashings and incomplete cladding.
Wet areas: membrane over outlet plugs and short water stops.
Resale: roof space vents, cracked tiles and garden conditions near the walls.
